Airbnb in Athens in 2026: what owners need to know
Where new listings are banned, what happens when a flat is sold or inherited, which equipment is mandatory and how large the fines are.
New listings in the centre: frozen
In the 1st, 2nd and 3rd municipal districts of Athens, no new property registry number (AMA) is issued for short-term rental. The restriction began in 2025 and continues through 2026. It covers areas such as Plaka, Syntagma, Kolonaki, Exarcheia, Metaxourgeio and Gazi. Properties that already had an AMA can keep operating.
Sale, family gift or inheritance
In restricted areas, when a property changes hands the AMA is deleted and the new owner cannot obtain a new one. If you are thinking of buying a "ready-made Airbnb" in the centre, run the numbers as a long-term let.

- Electrician's certificate and residual-current breaker
- Fire extinguisher, smoke detector, exit signage
- Pest-control certificate and first-aid kit
Fines
A breach costs €5,000, doubled for a second breach within a year and quadrupled for a third.
What it means for you
