Greek Golden Visa 2026: buying property from abroad

The three investment tiers, the property requirements, what you may do with the property afterwards, and the steps from first viewing to the notary.

The investment tiers

  • €800,000: all of Attica (Athens and its coast), Thessaloniki, Mykonos, Santorini, and islands with more than 3,100 residents.
  • €400,000: the rest of Greece.
  • €250,000: anywhere, but only for converting commercial space into a home or restoring a listed building.

Property requirements

At the €800,000 and €400,000 tiers the investment must be in one property of at least 120 m². It cannot be split across several smaller ones.

What you may do afterwards

Short-term rental (Airbnb) is prohibited for Golden Visa properties. The fine is at least €50,000 and the residence permit is revoked. Long-term letting is allowed, and we handle it so the property earns while you are away.

The steps with us

  1. A video call to understand what you are looking for and at which tier.
  2. A shortlist and private viewings, in person or by live video walkthrough.
  3. Greek tax number (AFM) and bank account, by power of attorney if you are abroad.
  4. Legal and technical due diligence by a lawyer and an engineer.
  5. Signing at the notary and applying for the residence permit.
  6. After purchase: a long-term tenant and full property management.
