How to let your property in Athens: 8 steps

1. Price it right from day one

An overpriced home sits empty, and every empty month costs more than a small discount. Look at what actually let nearby, not at asking prices. Our neighbourhood pages show the rents we achieved in each area.

2. Get an Energy Performance Certificate (PEA)

Greece requires an energy certificate for every new lease, and the energy class must appear in the advert. An accredited inspector issues it and it is valid for ten years.

3. Honest photos and an honest advert

A clean home, daylight, straight shots, and always the kitchen and bathroom. State the floor, lift, heating and what is included. Detail brings fewer but better enquiries.

4. Check the tenant before you sign

Ask for ID, tax number (AFM) and proof of income such as a tax statement or employer letter. If possible, speak with their previous landlord. Proper screening prevents most problems.

5. A written lease with clear terms

Greek law sets a minimum term of three years for residential leases. Put the rent, annual adjustment, deposit (usually one or two months), who pays building charges and repairs, and move-out terms in writing.

6. Declare the lease to AADE

The landlord files the lease with the tax authority (AADE) and the tenant accepts it online. A declared lease protects both sides and is required for the tenant's annual rent refund, paid every November to those who meet the income criteria. Paying rent by bank transfer keeps a clean record for everyone.

7. Hand over with photos and an inventory

Photograph every room, note the electricity and water meters, and sign an inventory together. Move the utility accounts into the tenant's name the same day.

8. After signing: follow-through
